Housing affordability for Tasmanian home owners and renters declined over the December quarter, according to the Real Estate Institute of Australia's latest report on the issue.

The report showed home loan repayments increased to 29.2 per cent of a household's income, up 1.6 per cent from the previous quarter, and rent nudged up to 30 per cent of a household's income, up 0.4 per cent.
Tasmania had the largest decline in rental affordability over the past year, the report said.
There were 557 first home buyers over the quarter - an increase of 6.5 per cent compared to the previous quarter.
The proportion of first home buyers in the states owner-occupier market was 29.8 per cent.

The average loan to first home buyers was $290,664 and the average loan size overall was $334,941.
This increased by 8.4 per cent over the quarter and by 15 per cent compared to the same time last year.
The total number of home loans for owner-occupied properties increased in all states and territories except Tasmania which saw a decrease of 21.2 per cent over the quarter.
There was a total of 1866 home loans issued over the December quarter compared to 2368 loans 12 months ago.
