The former George Town and North Launceston tall had been locked away until 2019 before agreeing to a one-year extension.
Nankervis was one of three Tigers to take new deals, with teammates Dylan Grimes and five-game flag hero Jack Graham also winning extensions.
Richmond general manager Neil Balme welcomed the new paperwork.
“It’s pleasing to see that Toby, Dylan and Jack are all invested in the long-term future of the Richmond Football Club,” Balme said.
“Toby and Jack came to Richmond just over a year ago and seamlessly fitted into the club’s culture.
“They were prepared to work hard from day one and this ultimately showed with their success in 2017.”
Nankervis enjoyed a breakout year in 2017, holding down the number one ruck spot and playing 24 games – double the number he played during three seasons with Sydney.
The 23-year-old also played a crucial role in the Tigers’ breakthrough flag win, collecting 18 touches and 28 hit-outs lined up against star Adelaide big man Sam Jacobs.
Shaun Hampson’s impending return from injury is likely to see Nankervis spend more time up forward with ex-Clarence goalkicker Jack Riewoldt in 2018, but Balme is confident that with the guidance of senior players such as Grimes, the young ruckman’s game will continue to grow.
“Dylan has been at Richmond for eight years and has been a dedicated servant of the club over that time… he is a very skilful footballer and a great mentor for our younger players, like Toby and Jack.
“Toby, Dylan and Jack are firmly focused on getting the most out of this pre-season and taking their football to another level in 2018.”
Nankervis made his debut in 2014, lining up in Sydney’s home clash with Port Adelaide in round 14 and accumulating 10 touches and a goal.
He was awarded Richmond life membership in 2017.
