Relatively high proportions of home ownership and "family" households with at least 2.5 people and being in the nation's top half for educational and occupational status were among the factors contributing to the top seven "family suburb" rankings based on research by Suburbtrends, commissioned by Well Home Loans.

Grindelwald, near Launceston, and the town of Forth, near Devonport, were the only areas outside the South ranked in the top seven.

Grindelwald was rated sixth and Forth second.

In order, the top seven were Taroona, Forth, Tranmere, Acton Park, Sandford, Grindelwald and Richmond,.

"Families want to live in suburbs that have lots of other families to socialise with, a high share of owner-occupiers to provide stability and good schools to educate their children," Well Home Loans chief executive Scott Spencer said.

"They also want to buy into suburbs that are likely to enjoy reasonable capital growth over the long term, even if it's not necessarily market-beating growth."

Factors in the rankings also included at least 60 per cent of dwellings being freestanding houses, NAPLAN results for schools in the wider area and a median (mid-point) sale price between $200,000 and $1.5 million.

Mr Spencer said the seven areas were all in or near Hobart, Launceston or Devonport.

"They're also quite diverse in terms of price, ranging from reasonably affordable to reasonably expensive," he said.

Forth had a median sale price of $438,000 in the year to November, making it clearly the least expensive of the seven areas.

Grindelwald's median was $685,000, with Sandford, south of Rosny Park, the most expensive of the seven, with a median of $940,000.

Forth had 87 per cent owner-occupiers and Grindelwald 95 per cent.

Taroona was highest rated for its education and occupation score, based on the Australian Bureau of Statistics' index of education and occupation.

Well Home Loans said "family suburbs" were not guaranteed to have house price rises or outperform the market.

"Sophisticated data analysis has found these locations are good places for typical families right now , but that doesn't mean they'll have strong price growth in the future," it said.
