Others in the top 10 areas Well Home Loans' quarterly Green Shoots report says are showing the clearest signs strong price growth is coming up include units at St Helens (fourth), units at Upper Burnie (fifth) and houses at Perth (sixth).

Houses at Smithton and Stanley also made the top 10.

Well Home Loans chief executive Scott Spencer said the report identified a diverse range of markets, most of which were reasonably affordable.

Units at Upper Burnie were the cheapest on the list, with a median asking price in the three months to October of $210,000.

Units at North Hobart ($795,000) were the most expensive in the top 10, illustrating Hobart's inflated prices.

Another indication of that was houses at Risdon Vale - which includes the state's prison - had significantly higher asking prices than houses at Smithton ($390,000 compared with $279,000).

Mr Spencer said the report included valuable data for first home buyers, investors and others thinking about buying.

"The standout feature about this quarterly report is that it focuses on leading indicators, which give a guide to the future, rather than lagging indicators, which tell you about the past," he said.

"The key leading indicators are inventory levels and days on market, which tell you about the balance between supply and demand.

"When those two indicators are falling, it means buying conditions are becoming harder, which suggests prices are likely to rise in the months and even years ahead."

The report said the Ambleside house price was showing the clearest signs in the state that strong price growth was "just around the corner".

"Over the past three months, asking prices have gone crazy, jumping 11.5 per cent," it said.

It said that was largely because of a sharp fall in available properties.

The Upper Burnie unit asking price increased by 5.5 per cent in the three-month period to October.

The Perth house market had "really tightened" as inventory levels and days on the market fell.
