Empire Hotel owner Mark Flanagan said the river usually breaks its banks in the town at least once every few years.
"The properties are all alright today, but if we get another dump of 30 millimetres or so soon, then it could change that," he said.
"We get an overbank in the town every few years."
Mr Flanagan said the water had started to subside since the morning, indicating that it had reached its peak.
Bureau of Meteorology senior hydrologist Peter Zimmerman said the river peaked at 8am Sunday morning and was on its way down.
"It's falling, I would call it a steady fall and we expect the levels to fall below the 2-metre minor flood marker later this afternoon or in the evening," he said.
He said a moderate flood warning was in effect for the Meander River with a minor flood warning in and around the Deloraine area.
Mr Zimmerman said further flooding along the river was expected over the next few days.
"Flooding will occur at Strath Bridge. The river is expected to peak some time on Monday morning," he said.
