JAC Group, the developers of the hotel, have put forward an application to amend the Launceston Interim Planning Scheme 2015, to insert a Specific Area Plan over the properties known as 123 Paterson Street, 125-13 Paterson Street and 27 Brisbane Street.
Dean Cocker, JAC Group managing director, said there have been rejections of the proposed hotel previously due to concerns about the building height overshadowing property.
IN OTHER NEWS:
The council initially approved the hotel in June 2019, but an appeal to the Resource Management and Planning Appeal tribunal rejected the development - it found overshadowing was not an issue, but upheld the appeal on height and compatibility grounds.
"We've put forward a specific SAP amendment that would allow the height of the hotel as it was designed to be," Mr Cocker said.
"If that planning scheme amendment is approved, then we would resubmit the Gorge Hotel planning application."
Mr Cocker said the JAC Group believed the hotel would improve the area.
"It is currently dominated by car parks and ramshackle industrial buildings with no significant heritage, and would instead bring a five-star hotel to Launceston," he said.
"This project would employ 300 people during two years of construction, and employ 280 ongoing directly and indirectly in the Tamar Valley - what other project is going to deliver 300 jobs to Launceston?"
The recommendation on the agenda is to initiate Amendment 66 of the planning scheme to install the SAP, delegate to the chief executive officer to certify the draft amendment, and determine the period for public exhibition to be 28 days.
Other items on the council's agenda include considering the Terms of Reference for the city's Cultural Advisory Committee, a change to fees for visits to the Planetarium to make them more demand friendly, receive the Launceston Flood Authority Quarterly Report, and consider leasing part of Invermay Park to the Mowbray Cricket Club.
The meeting commences in the Launceston council chambers at 1pm on Thursday, May 20.
