Developers are having another go at a 21.3 hectare residential subdivision at Riverside, after plans were withdrawn two years ago due to concerns over the clearing of vegetation and a wedge tailed eagle's nest.

A development application for a 38-lot subdivision at Ecclestone Road by Growth Developments has been lodged with the West Tamar Council.
The 36.93 hectare site is zoned as Low Density Residential and the lots range in size between 1.23 acres and 1.7 acres, which will be accessed via a new internal road off Ecclestone Rd.
About 21.3 hectares of vegetation is proposed to be cleared for the six-stage development, with the remaining 15.5ha not to be developed at this stage.
A DA for 22-lots at the site was lodged in October 2019, before it was withdrawn after a wedged tailed eagle's nest was found on the undeveloped 15.5ha section, 150 metres from the nearest lot.
A natural values assessment found it was unlikely to cause significant impact but found a permit to take 50 plants was needed from the Department of Primary Industries, Water and Environment, a pre-clearance survey should be undertaken for Tasmanian devils and quolls, and six trees needed to be checked for masked owls.
A traffic impact assessment found it would likely generate an additional 333 vehicle movements per day on the upper section of Ecclestone Rd, and was unlikely to affect the road's safety.
If approved, development will likely begin in early 2022, with the majority of the subdivision anticipated to be completed prior to 2027. The DA is available for comment until March 31.
