The property, at 11 High Street, East Launceston, is the site of the QV Tower and Clarence House.

The site was previously government owned, and operated as Launceston's maternity hospital for 60 years.

The Queen Victoria Maternity Hospital initially opened at 195 St John Street in 1897 and was managed by a committee of women, one of the first institutions of its kind in Australia.

In 1935 the hospital moved to the High Street location, and operated until 1995 when the Queen Victoria Maternity Unit was transferred to the then newly-established Launceston General Hospital.

Since then, the site has lived on as a mixed use development, and is currently home to a wide range of tenancies, including Victoria's Cosmetic Medical Clinic, TasIVF and Tower Cafe.

The site is being listed for sale by Shepherd and Heap Commercial on Tuesday, October 13, with formal offers accepted until November 25.

Real estate agent Blake Shepherd said the property was a unique part of Launceston's landscape.

"This is certainly one of the most notable buildings to hit the market for the last 20-30 years," Mr Shepherd said.

"The old nursing quarters was fully refurbished in the 1960's and partially refurbished recently.

"Clarence House is in its original condition."

Clarence House and the old nursing quarters are currently unoccupied."

The site is described as having "unlimited opportunity" - available for redevelopment or subdivision.

"We expect wide interest in the property from a range of sectors, including hotel development, residential conversion and indeed allied health operations," Mr Shepherd said.

The property is currently owned by Bourke Properties, and is being sold due to the retirement of owner and prominent Launceston businessman Lindsay Bourke.

The offering comprises of the nine-level QV Tower, seven-level Clarence House and three-level nurses quarters, as well as the car park.
