A development application for the proposed 49-lot subdivision at 244A Agnes Street has been lodged with the George Town Council.
The proposed lots vary in size, between 400 square metres and 2.1 acres, and are already zoned as general residential.
In other news:
The five stage subdivision on the internal block between Agnes and Arnold streets will add needed infrastructure and roads as required during the development process. A through road linking the two streets and two cul de sacs have been proposed.
Stage one will include lots 43-49 on Arnold Street, with a proposed stratum development for up to 30 villas proposed on lot 49.
Stage two will be lots 3-7, 18-24 and a road linking the subdivision to Agnes St.
Stage three will be lots 8-17 and an internal cul de sac road.
Stage four will be lots 1, 2, 25, 26 and 37-42 with a road linking the subdivision to Arnold St.
The final stage, stage five, will be lots 27-36, a drainage reserve and an internal cul de sac road.
A traffic impact assessment found if the proposed development was completed it would generate an estimated extra 582 vehicle movements per day across the two existing streets. However it found it could be managed to avoid creation of any traffic issues.
Three main recommendations were given to ensure safety and these included:
- Agnes and Davidson street intersection: provide a median turn lane with pedestrian facilities
- Provide no stopping zones on Agnes Street to allow operation of the Arnold Street and Davies Street junctions
- Lot 49: Provide 10km/h shared zone signage each side of the driveway entrance
A bushfire report noted the proposed subdivision was in a bushfire prone area, but complied if addition fire hydrants were installed and appropriate fire hazard management areas were identified during the development stage.
The development application is available for public comment on the council's website until October 6.
