Despite a bit of summer rain, the event went ahead at the adjacent St Jame's Church.
Franklin House Committee chairperson Julie Dineen said the lovely church was a suitable alternative venue for the carols given its history.
"It went really well and everybody enjoyed the different type of atmosphere of having it in the church today. Many years ago when Franklin House was a boys boarding school they used to come here for church so it's nice that we're able to use the church now and keep that connection," she said.
"The event brings the community together to have a daytime carols event because a lot of people can't go to night time carols."
The highlight of the day was the fruit mince pies carefully prepared by one of the estate's volunteers.
"She [the volunteer] makes hundreds of them ... the fruit mince pies have become very popular over the last few years," Ms Dineen said.
