Playing in scrappy conditions at KGV, the Northern Bombers opened up a two-goal lead in the final term but Kingborough dug in its heels to reach the final siren with the scores locked at 7.7 (49) apiece.
The first five minutes of extra time played out without a score, but a scrambled behind from Tigers forward Cooper Sawdy early in the second changed the game.
The Tigers were then able to hold out the final three and a half minutes to secure a famous victory and reach their first grand final since joining the TSL in 2014.

Ben Graham and Jakob Lister were best on ground for the winning side, with Edward Burrows-Cheng and Jackson Keogh winning plenty of ball and hitting the scoreboard.
Jack Pearce and Northern Bombers young gun Oliver Sanders were the game's only multiple goal scorers with two apiece.
The Bombers were best served around the ground by James Curran, while fellow senior fringe players Cody Lowe, Jack Mazengarb and Kurt Hibbs were also impressive.
Jade Selby's side will now meet Lauderdale in next weekend's preliminary final after the Southern Bombers ensured Glenorchy exited both divisions in straight sets with a 7.8 (50) to 5.6 (36) result.
