Two 120-year-old redwood tree root systems will be protected in any future development on a neighbouring East Launceston property, a new demolition application states.

Neighbours had raised concerns about the impact the proposed development off St George's Square could have on the National Trust-listed trees, pointing to a 2015 arborist report which noted the root system extended over the property boundary.
A building contractor's letter submitted with the new application to demolish the existing property said there was no intention this would involve excavation or disturbing the root systems.
"The owner has sought advice from Adams Tree Services and is working towards a plan to protect the tree roots in order to form part of a report when lodging a future building application," the letter said.

"The root system does not need to be interfered with at the demolition stage."
Further documentation from Woolcock Surveys noted the owner was aware of community concerns also raised about the property's red brick fence.
The previous development application had also proposed its demolition, along with the construction of two single dwellings on the property. Neither are proposed in the new application.
"The application to demolish the existing single dwelling allows works to commence on site, while revisions to the original planning applications are occurring in the background," the letter said.
"The existing dwelling has been modified and altered over the years, resulting in a dwelling which is quite different to what was originally constructed in the 1960s.
"The current dwelling doesn't meet the owner's requirements with a decision being made to construct a new dwelling as opposed to modifying the existing dwelling. It is on this basis that the demolition of the existing dwelling is proposed."
The letter noted that allowing the demolition to commence will prevent further delays to the process. Any construction to follow the proposed demolition would require planning approval and public advertisement.
The advertised plans are open for viewing and comment through the City of Launceston council until August 7.
