A Launceston site that has been derelict for a number of years is set to take a new step forward, while still paying tribute to its history.

A development application has officially been lodged for a $4.5 million, three-level office space at a vacant Boland Street site.
Located next to Centrelink, the Boland Street proposal relates to two vacant titles and will be used for commercial purposes. A number of cottages were previously located on the site, but demolished in early 2018.
On the ground level, there will be 30 car parking spaces, two motorcycle spaces and bin storage.
"Entrance to the car park will be controlled by gates which will open at a pre-set time and close in the evening at a set time to coincide with working hours of the property," the application said.
"During the day, Monday to Friday, the gates will remain open to allow unencumbered access to the car park for tenants of the building."

On level three, there will be three roof top spaces ranging in size with terraces.
The total height of the building will be about 14.5 metres.
"The facade will present a three panel, stepped-back frontage with garden beds built into the setback," the application said.
"Bricks from the previously demolished cottages which were on the site will be recycled and used to form the garden beds."
There was a previously plan to transform the site into 30 apartments in a $4 million development.
However, plans for this were scrapped after the investor learned it was unlikely for the return to be profitable.
The developer, Paul Beecroft trading as Beecroft Nominees, is also behind a short-term accommodation project.
The land neighbours the Boland Street site on Tamar Street and once completed will become ten short-term apartments. A small coffee shop will also be constructed at the front of the Tamar Street property.
Work has already started on this project which is located between Launceston Showgirls and a motorcycle shop.
The Boland Street development application is open for comment until July 31.
