The three-level property at 23 Paterson Street is leased by National Heavy Vehicle Regulator and GHD.
Burgess Rawson agent Shaun Venables, who is marketing the property with KnightFrank's David Webster, said more than $1.2 million had been spent restoring and modernising the building.
"The substantial upgrades have elevated the property to 'A-grade' standard ... making it one of the most impressive commercial buildings in Launceston, both inside and out," Mr Venables said.
This property is expected to sell for more than $3 million, with expressions of interest taken until 4pm on Wednesday, April 10.
