A contentious East Coast development proposal is set to move onto its next stage after receiving hundreds of submissions about the development.

A planning scheme amendment for Cambria Green Estate is set to go before the Glamorgan Spring Bay Council at its Tuesday meeting.
The council’s agenda said there was a significant degree of concern and opposition to the amendment.
More than 620 submissions were made in relation to the proposed change.
Many of the submissions raised issues with the proposal to use the airstrip, and the site’s heritage value.
“The Tasmanian Planning Commission hearing process is considered likely to be a contested hearing,” the agenda said.
“A contested hearing will involve the submission of evidence to the Tasmanian Planning Commission.”

If it gets contested, there will be cost implications for the council due to the preparation and submission of evidence, the agenda said.
“At this point the main areas of concern lie with settlement strategy, heritage, natural values, agricultural values, character, airstrip and traffic,” the agenda said.
“The engagement of an expert in any one area would incur costs of $5000 to $10,000, plus additional legal costs.”
Following Tuesday’s vote on the amendment, the report will be forwarded to the planning commission, with the council’s recommendation and the representations.
The commission is scheduled to hold its first public hearings before the end of the year.
In response to the submissions, development representors Irene Inc and Smith Street Studios and Urban Design’s senior planner Jen Welch said the proponents recognised there are concerns with the scale of the proposed development.
“Following community consultation increased setback provisions have been recommended to allow for an increased setback from Residential areas,” she said.
Tuesday’s meeting will be the newly elected council’s first meeting under new mayor Debbie Wisbey, after former mayor Michael Kent was not re-elected.
