A development application was lodged with the City of Launceston council by Commercial Project Delivery’s town planner Chloe Lyne on behalf of Kreglinger Australia.
Ms Lyne said the vision was to create a “unique residential development”.
“The proposal represents a new and exciting residential offering for Launceston,” she said in the application.
“All dwellings have spectacular views either to the north, east and/or south and will be cocooned from their neighbours by new and existing extensive landscaping.”
Three designs of houses are proposed for the sites, which are all between 1499 and 2460.90 squared metres.
Five houses would be two storey, have three bedrooms and include a lift.
Ten houses would be a mixture of two designs, but would feature two stories and have four bedrooms.
Some of the properties would also feature in-ground swimming pools.
A number of trees are proposed to be removed, but Ms Lyne said the number being removed would be offset by the proposed landscaping.
“The proposed development is a new concept for Launceston and has the ability to provide for a new residential offering which will support the economic growth that the city is currently experiencing,” she said.
“The creation of what is a relatively inner city residential enclave at low density set amongst a vineyard backdrop in a secure estate is a new and exciting offering for the Launceston market.”
Being able to reinstate the grand entrance to Mt Pleasant estate was on the drivers for the project, Ms Lyne said.
It is predicted the site would have about 182 vehicle movements per day.
However, the application said the impact on Westbury Road traffic would be “negligible”.
There is one existing house on the site.
