The 16-lot subdivision, on Victoria Street, adjoins two other proposed subdivisions in the area. The second application was lodged just two weeks ago and includes 216 lots. 

The third subdivision has lots ranging in size from 700sqm to 2600sqm. A majority of the lots will be about 700sqm. 

The application includes a cul-de-sac road which is about 130 metres long, with a width of 18 metres. 

All, except one, of the lots will be accessed from the proposed access road. The remaining lot will be accessed directly from Victoria Street. 

Currently, the land is vacant with no services, but an existing drain easement runs through the centre of the lot will be maintained within the proposed road. 

Land to the north of the site is vacant, but in the process of being subdivided. The other surrounding land is already developed. 

The Kings Meadows Link route provides the "most direct" access to the site from Launceston, the development application said. 

"The highway is built to a high standard and is the shortest route in terms of time and distance," it said. 

"Hobart Road provides access to local services such as schools, shopping centres and recreational areas."

It is estimated 20 per cent of the traffic generated from the subdivision would travel via Raglan Street to the Kings Meadows Link roundabout, and 80 per cent would travel along Hobart Road.

Victoria Street already carries about 2400 vehicles a day. Hobart Road attracts 11,000 vehicles per day near the Victoria Street intersection. 

The application has been submitted by Woolcott Surveys on behalf of the land owner.

It said the subdivision is within the general residential zone and provides appropriated infill development and is close to major centres and roads, which provides easy access. 

The 16-lot application is open for comment until March 21.
