S Group architecture director Sam Haberle said the first step was to make the area safe with remediation works.
“We have stored the brickwork ready for the facade to be rebuilt in the new build,” he said.
“The roof was basically worn away, so we are reinterpreting the roof via laser cut steel on the front of the facade, so it’s almost like the ghost of the building is on the front of the [apartment] building.”

The architects are working through a redesign following the council’s condition to reduce the height of the apartment complex, so it is not yet time to break ground on the new build, Mr Haberle said.
“We’ll wait just to make sure we get the model 100 per cent right, with the university coming in down the road as well, and the budgets are right,” he said.
“So it’s probably six to 12 months for an official construction start [of the new building] and from then it would be a 12 month build.”
