Tasmania Fire Service found the Arthur Street residence on fire and full of smoke about 10pm.
Crews ‘swiftly evacuated’ the woman from her bedroom.
Firefighters treated the woman for smoke inhalation at the scene before Ambulance Tasmania transported her to the Royal Hobart Hospital.
TFS senior station officer Peter Tavasz praised the actions residents who attempted to extinguish the fire and rescue the occupant, with one succumbing to smoke inhalation in doing so.
“This incident highlights the importance of having working smoke alarms installed in every bedroom in the house. The unit had working smoke alarms which alerted the neighbours,” he said.
"If it wasn't for the quick action of firefighters on our arrival, it is a very real possibility that we could have had a fatality last night.”
TFS is investigating the cause of the fire.
